What we look for in a Mechanical Home Inspection
When we inspect the heating equipment, we determine type of heating system(s) and energy source(s). We primarily look for deficiencies in the operating components and controls of the system, as well as lack of protection from physical damage, burning devices, ignition switches, as well as the burners and heating elements.
In our cooling equipment inspection we are looking for items such as inoperative units, inadequate cooling, drainage of condensation, as well as the location and accessibility .
When we look at your ducts, we are looking at the chases, vents, and duct systems. The deficiencies we look for include but not limited to damaged ducts, bad insulation, improper material used, duct routing, and insufficient airflow.
- In gas systems we look for gas leaks, gas shut off valves, up lifting flames, and incorrect flame color. Our home inspectors will also look for inefficiencies gas connection material, valves, and their location.
- In electrical heating systems (heat pumps) we look for deficiencies and confirm operation of heating elements.
In our cooling equipment inspection we are looking for items such as inoperative units, inadequate cooling, drainage of condensation, as well as the location and accessibility .
- We primarily look for deficiencies such as inadequate access and clearance, mineral build up, rusting of the pump and any other possible pump damage, including the system, brackets, and thermostats.
